We
love new listings! We are proud to be one of the most
thorough, detail oriented teams in the history of
Durango Real Estate! Let me share with you the different
ways we market our property listings:
1.
First we input listing information, photographs and
maps into the MLS (multiple listing service) database.
This is the primary information source of area property
listings for the top 225 real estate agents in La
Plata County. Agents download the database daily to
search for properties for their clients.
2.
Next we complete a listing packet providing our downtown
and Bayfield offices with floor sheets for the office
book of listings. We then create window ads with 5x7
photographs. We also turn in a picture and description
of the property to be rotated in our weekly newspaper
supplement, "The Real Estate Update." This
is a 4 to 8 page color publication advertising the
properties listed by agents at The Wells Group. Our
listings are also displayed in classified line ads
in the Herald on a rotation basis.
3.
We then build a four color package on the listing,
to be handed out to potential buyers. This package
includes photographs, descriptions, property details,
plats, maps and any other pertinent information. We
stock a file with the packages for agents to pick
up and pass out. We then print copies to be delivered
to the top 200 agents and brokers to let them know
about the new listing.

Finally we place information and photographs on Greg's
websites, SearchDurango.com and DurangoHomesAndLand.net,
which makes the listing available all over the world.
Greg's websites are constantly monitered and updated.
The listing appears on the Wells Group site, WellsGroupDurango.com,
which consistently has top ranking in the search engines.
The listing is also made available on Realtor.com,
HomeSeekers.com, HomeStore.com, PropertyFirst.com
and land listings on RLILand.com.On
a case by case basis, we also advertise in specific
medians to reach specific target markets. Advertisements
are sometimes placed in the Durango Herald and other
newspapers and real estate publications.
Activity
soon begins: As soon as possible we bring the agents
at The Wells Group to tour the property so they can
keep it in mind for prospective buyers (Scheduling
depends upon area - areas are rotated for tours).
The different methods of advertising generate showings,
and we make sure to keep the owner informed of the
responses buyers have. We reprint brochures to remind
agents of the listing, and contact any buyers we think
might be interested. We are also able to promote the
property using tools such as open houses and neighborhood
mail outs, etc. We do our best to get the listing
sold quickly and with the greatest ease possible!
